Is Ninebird Properties the Right Fit for Your Plano or Dallas Home Sale?Plano is home to more than one cash home buyer, and two of them often show up in the same search. Both buy houses for cash. Ninebird Properties works from an office on Preston Road, and Southern Hills Home Buyers works from one on East Park Boulevard. If you're reading Ninebird Properties reviews to decide whether to call, it helps to know what the company actually says about itself first. This review covers Ninebird's owner, process, timing, fees and the homes it buys, all taken from its own pages and its BBB profile. Then it lays out the questions worth asking and where Southern Hills may suit you better. What Makes Southern Hills Home Buyers Worth a LookSouthern Hills is a family-owned investor home buyer that Brandon Beatty founded, and it's been in business since 2017. The BBB rates it A+ and lists it as accredited since March 23, 2026. Its BBB page shows 8 customer reviews that average 4.5 stars. It charges no fees or commissions. It says it often pays the closing costs too, and it typically closes in 7 to 21 days or on the date you pick. You can leave the house as it is, dirty or full, because the company tells sellers, "Take what you want and leave the rest." Its reach is what sets it apart from many Plano buyers. Southern Hills has pages for towns well past Collin County, from Waxahachie and Midlothian down south to Weatherford, Granbury and Cleburne out west. It buys commercial property and land, and it takes rentals with tenants still in them. It's also open about price in a way some buyers aren't. The inherited homes page says, "The offer will be below retail." Its FAQ explains why. Southern Hills makes its money by fixing and reselling the house. A cash offer vs realtor calculator on its site lets you run rough numbers first, though the company admits the tool "runs on averages." Wendy Lin, who sold her mother-in-law's home, wrote, "The company gave a fair price and purchased my MILs home without any hiccups." Who Owns Ninebird PropertiesMark Buskuhl owns Ninebird and calls himself its founder. His bio says he "has been buying houses since 2002," which is a long track record in North Texas. Ninebird's LLC is newer, though. The BBB shows Ninebird Properties LLC started in September 2020, so the 2002 date belongs to Mark, while the company dates to 2020. The BBB gives Ninebird an A+ and has listed it as accredited since June 2021, and the site says the same. Its office is at 1400 Preston Road, and its phone lines are listed as open seven days a week, from 8 in the morning to 6 at night. What Ninebird Properties Reviews Actually ShowThe Ninebird homepage shows "Google Reviews 4.9 Stars" with no count beside it. That's a self-reported figure, so open the Google listing yourself and read the newest reviews, not just the score. Look for sellers with homes like yours, a similar timeline, and any mention of the price moving after the visit. The same habit works for any buyer. Southern Hills says it has "300+ five-star Google reviews," and HomeLight lists a 5.0 Google rating with more than 300 reviews. Read those too, and check the BBB pages for both. How Ninebird Builds an OfferNinebird visits first, then prices. "Within 24 hours of the walkthrough, we present a written cash offer," its homepage says. Its FAQ names four inputs: location, current condition, needed repairs and recent comparable sales. It doesn't publish a percentage of value. Here's where Ninebird earns real credit. Its about page says, "We buy houses directly and do not assign contracts." It adds that it uses "our own funds" and closes with local title companies, and it says, "The offer you receive is the offer we intend to close with." The homepage even has a section warning sellers about the phrase "and or assigns" in a contract. That's plain, useful advice. Any Texas seller can use it. How Long Ninebird Takes to CloseThe homepage gives three windows. One line says "We typically close in 7 to 14 days." Another says most closings land in 7 to 21 days and that it can wait if you need more time to move out. A third says a close can run "as fast as 7 days or closer to 45." None of those is wrong, but they're different. Ask which one applies to your house, and get the date written into the contract. Fees, Belongings and the Homes Ninebird BuysNinebird says, "We pay normal closing costs and do not charge any fees." Its comparison table lists fees and commissions at $0. You can leave the house dirty and full of things you don't want. It buys single-family homes, condos, townhouses, duplexes and mobile homes, and its checklist adds acreage, triplexes, fourplexes and lots. Its situations list covers foreclosure, divorce, bankruptcy, liens, problem tenants and hoarder homes. It also says it can help with inherited homes "even without a will or probate." Its stated area is Dallas, Collin, Denton and Tarrant counties, and its city pages run from Allen and Carrollton to Mesquite, Lewisville and Richardson. If your house sits in Ellis, Rockwall, Johnson or Parker County, Ninebird's pages don't name it. Southern Hills has city pages across all four of those counties. Questions to Ask NinebirdNinebird's pages are more open than most, so the list here is short. These are the points where its own wording leaves a little room, and a quick answer up front saves you a surprise at the title company.
So, Is Ninebird the Right Fit?For a standard house inside its four counties, Ninebird is a strong, accredited choice, and its no-assignment pledge is worth a lot. The Ninebird Properties reviews you find on Google should tell you the rest. For many Plano and Dallas sellers, though, Southern Hills Home Buyers is the better first call. It covers more of North Texas, it buys commercial property and mobile homes with or without land, and it takes rentals without asking you to clear the tenants out. When heirs share a house, it can often make one offer to the whole group. Ask Southern Hills, as you would any buyer, to confirm in writing that it will close in its own name. There's no obligation, so get both offers and decide at your own pace. |
